S3 Environmental is an independent asbestos consultancy that operates throughout the UK specialising in Asbestos Management and Refurbishment & Demolition surveys.

Our team of surveyors have over 15 years’ experiencing working in the construction industry dealing with asbestos. All surveys are carried out in accordance with HSG264 and HSG248, and all samples taken are analysed in laboratories accredited to UKAS ISO 17025.

Case Studies

Seacroft Industrial Estate Image

IPIF – Seacroft Industrial Estate, Leeds

In April 2016 we were instructed by the Industrial Property Investment Fund on behalf of JLL (Jones Lang LaSalle) to carry out a Refurbishment and Demolition survey at 2 units at Seacroft Industrial Estate in preparation for extensive refurbishment works. Our experienced and qualified surveyors attended the industrial estate and inspected two units for potential asbestos. As part of this survey, our surveyors inspected in excess of 30 areas and a total of 13 samples were taken for further analysis. This analysis confirmed that Chrysotile was identified in multiple locations.

Upon completion of our survey, and sample analysis, a comprehensive report was produced and sent to the Client along with detailing recommended action in light of asbestos being identified.

IPIF – Kingfisher Business Park, Bootle

In June 2016 we were instructed by the Industrial Property Investment Fund on behalf of JLL (Jones Lang LaSalle) to carry out a Refurbishment and Demolition survey for 2 units at Kingfisher Business Park in preparation for extensive refurbishment and potential demolition of certain areas of the building. Our experienced and qualified surveyors attended the industrial estate and inspected two units for potential asbestos. As part of this survey, our surveyors inspected in excess of 40 areas and a total of 21 samples were taken for further analysis. This analysis confirmed that Chrysotile was identified in multiple locations.

Upon completion of our survey, and sample analysis, a comprehensive report was produced and sent to the Client along with detailing recommended action in light of asbestos being identified.

T.E.C. Services (NW) – 40 Leyton Drive

In June 2016, we were instructed by T.E.C. Services (NW) to carry out a Refurbishment and Demolition Survey in preparation of extensive remedial works required at a residential property. Our experienced and qualified surveyors attended the property and inspected in excess of 10 areas for suspected asbestos. As part of this inspection our surveyors took samples in 2 areas and with was confirmed that no asbestos has been identified as part of the samples.

Upon completion of our survey, and sample analysis, a comprehensive report was produced and sent to the Client. Based upon the details included within the report, contractors were able to continue with the remedial works, as planned, with the knowledge that no asbestos has been identified.

Diocese of Shrewsbury – St Vincent's Catholic Primary School, Altrincham

In June 2016, we were instructed by the Diocese of Shrewsbury to carry out a Refurbishment and Demolition survey in preparation of upcoming refurbishment works. Our experienced and qualified surveyors attended the school and inspected in excess of 18 areas for suspected asbestos. As part of this inspection our surveyors took samples in 5 areas and it was confirmed that asbestos (Chrysotile) was present within the Caretakers room.

Upon completion of our survey, and sample analysis, a comprehensive report was produced and sent to the Client along with detailing recommended action in light of asbestos being identified. Based upon these recommendations we were subsequently instructed to remove identified asbestos by one of our approved licenced contractors. All the asbestos was safely removed and the refurbishment works commenced in August 2016.
